SPECIFICATION TO APPOINT A SERVICE PROVIDER TO PROVIDE SPACE PLANNING AND DESIGN AT THE SIU HEAD OFFICE AND PROVINCIAL OFFICES FOR A PERIOD OF (2) YEARS, ON AN AS-AND-WHEN-REQUIRED BASIS.

What this tender is about

The Special Investigation Unit (SIU) is inviting bids for space planning and design services for its head office and provincial offices. This is a two-year contract to be provided on an as-and-when-required basis. Key requirements include conceptual and detailed designs, specification of finishes, documentation, consulting, and close-out services. Bidders must be registered with relevant professional bodies, including SACAP for architects. The evaluation will consider price and B-BBEE status, using an 80/20 point system. Submissions must include proof of CSD compliance, B-BBEE certificate or sworn affidavit, and a signed quotation. The closing date for submissions is 7 September 2026.

Scope of work

• Provide concept design layouts including office, furniture, 3D, open plan, circulation, recreational, boardroom, and reception areas.
• Produce detailed designs, construction layouts with power and data points, and detailed working drawings for construction plans, sections, and elevations.
• Specify finishes for walls, floors, ceilings, colour schemes, and specialist equipment, and produce detailed specification documents.
• Consult with contractors, facilitate Occupancy Certificates, and provide electrical, mechanical, and civil engineering designs as required.
• Manage close-out activities including defect rectification, payment valuations, as-built drawings, and issuing completion certificates.

• All quotations must be on the company letterhead, signed by the responsible person, and include a cost breakdown inclusive of VAT.
• Late and incomplete submissions will not be accepted. Ensure all required documents, including the CSD Summary report, are attached.
